The 186,000 m² Goldberg Masterplan in Lod, expresses a strong focus on enhancing connectivity, infrastructure and providing quality public space.

The 186,000 m² Lea Goldberg Masterplan is a transformative urban development in Lod, a historic city southeast of Tel Aviv with a diverse community of Jews, Muslims, and Christians. Despite its prime location near Ben Gurion Airport, Lod has faced decades of neglect, resulting in a housing shortage, poor public spaces, and outdated infrastructure. The city is also physically divided by railroad tracks, which have shaped its street hierarchy and public spaces.

The masterplan aims to enhance connectivity, upgrade infrastructure, and introduce high-quality public spaces while expanding housing and commercial areas. By unlocking underutilized spaces and creating walkable, vibrant environments, the plan lays the groundwork for Lod’s future growth as a desirable urban destination. A key component is the integration of a sustainable financial model, developed in collaboration with the Israel Regeneration Urban Renewal Authority and Lod Municipality, to raise land value through social and public interventions before implementation.

The project includes four plots, encompassing 104,598 m² of residential space (782 apartments), 7,130 m² of commercial space, 8,000 m² of office space, 2,250 m² of public facilities (primarily daycare centers), and 4,700 m² of parking. The mixed-use design places commercial and office functions on the first two floors, with residential towers above, creating a continuous façade and an active, engaging streetscape.

To ensure efficient, cost-effective housing, a streamlined construction method is used, resulting in a minimal, symmetrical structure. However, to counteract the rigidity often seen in standard urban developments, the design introduces a dynamic element—by shifting the orientation of concrete beams on the lower floors, the façade gains an asymmetrical character. This subtle intervention breaks the monotony, bringing a sense of playfulness and liveliness to the high street and interior spaces, fostering a more engaging and human-centered urban experience.
