















This new multi-functional complex in Petach Tikva combines 9,000 sq.m. of bus terminal with 9,000 sq.m. of commercial space, topped by six floors of offices — creating a vibrant point of arrival and departure at the heart of the city.
Departing from the conventional rectangular typology, the design breaks the volume to generate public squares, activate street-facing commercial fronts, and integrate with the existing urban fabric. The layout carefully balances the need for efficient passenger flow with the commercial potential of a dynamic retail environment. By leveraging the site’s natural topography, the structure establishes seamless, multi-level access points for a wide range of transit modes — including buses, light rail, trains, taxis, bicycles, and private vehicles. The result is a clear and legible transportation hub that supports urban growth while enhancing mobility and user experience.
