Transforming a nondescript structure in northern Tel Aviv into a re-imagined residential building.

Harugei Malchut transforms a modest building in northern Tel Aviv into a 21-unit residential complex — enhancing livability, identity, and community under Israel’s Tama 38 urban renewal policy.

Originally an 8-unit structure, the project increases density while preserving the original residents’ place in the neighborhood. The challenge was to create higher-quality apartments and shared spaces within the framework of a typical Israeli housing block. The new design introduces a central courtyard — a spatial and social anchor that brings light, air, and greenery into the heart of the building. Surrounded by terracotta surfaces and generous balconies, the courtyard fosters connection among residents and redefines the character of the building. Harugei Malchut demonstrates how urban renewal can be more than regulatory compliance — offering thoughtful spatial upgrades that strengthen both architecture and community.
