
This Mivne project adds a 9-story, 15,000 sq.m. office building above an existing commercial ground floor — introducing a clear architectural system that improves both form and function.
The design features three distinct façade planes, each shifted to create natural terraces oriented toward the southeast and southwest. These sun-facing outdoor spaces enhance user experience while introducing rhythm and depth to the building’s form. Vertical aluminum fins reinforce the identity of each volume, with spacing that shifts by level — from 70 cm on the lower floors, to 105 cm in the middle, and 140 cm at the top. This calibrated gradient softens the building’s mass and creates a dynamic presence within the urban context. Together, these elements break from the flatness of conventional office design — giving the project the scale, articulation, and identity of a sculpted urban landscape.
